Cedar Hills is about ten minutes from our Lehi office, up through American Fork, and it’s one of the more predictable cities we work in: nearly the whole town was built in a fifteen year stretch, so we know what’s on the door before we arrive. Same day service is realistic for most calls that come in before early afternoon.

Cedar Hills had a few hundred residents in 1990 and roughly 10,000 by 2010. Everything is on its second spring set, or overdue for it. Doors installed in 1998 have been through a spring replacement already and are due again; doors from 2008 are in their first failure window now. Either way, when we get a Cedar Hills spring call we expect the rollers and cables to be worn at the same time, because they’ve done the same cycles. A system overhaul that replaces all three at once is usually the right call and costs less than doing them one at a time over three years.
Openers are aging out. The original openers in these homes are 15 to 25 years old: worn drive gears, no battery backup, safety sensors that predate current standards, no phone control. Opener replacement is the second most common Cedar Hills call, and we’ll tell you whether the door is balanced well enough to put a new opener on before we sell you one.
Wind and the HOA. The upper streets near the canyon mouth take the American Fork Canyon wind, and light doors up there need struts. Most of the city sits under HOA exterior standards, so a dented section gets a matched replacement panel rather than a repaint.
