Springville splits into two housing markets along the freeway, and the doors on either side fail differently.
East side and the old grid (1900s, 1990s). The blocks between Main Street and the Hobble Creek bench are Springville’s original housing: everything from turn of the century homes with converted carriage garages to 1970s ramblers. The typical call is a door on its second or third spring set with an original opener that has no battery backup and worn drive gears, or a wood door that has finally swollen past the point of tuning. Closer to the mouth of Hobble Creek Canyon the east wind is a factor, and doors up there that flex in a storm need horizontal struts.
West of I-15 (2005 onward). The growth side of town along 1600 West and toward the lake is where most of Springville’s new construction has gone. Those homes got builder grade steel doors with standard 10,000 cycle torsion springs, and the earlier phases are now in the seven to ten year failure window. When one house on the street breaks a spring, the neighbors usually aren’t far behind. We replace with high cycle springs so it doesn’t happen again in seven years.
Shops and outbuildings. A lot of Springville lots have a detached shop with a taller door, sometimes on commercial style hardware. We carry the springs and cables for those and can service the house door and the shop door in one visit.
