Saratoga Springs sits between two of our Utah County offices. Most calls here are dispatched from our Eagle Mountain office on Campus Drive, about ten minutes down Pony Express Parkway, with our Lehi office covering the north end of town along Pioneer Crossing when that’s the closer truck. Saratoga Springs was master planned from the start, builders were on site before the city incorporated in 1997, and it has grown in three distinct waves. Each wave put a different door on the house, and each is failing differently now.
The lakeshore homes (late 1990s to about 2010). The oldest neighborhoods along Redwood Road and the Talons Cove side are now 16 to 28 years old. Those doors are on their second set of springs, and the original builder openers are at true end of life: worn drive gears, no battery backup, no smartphone control. A call here is usually a full opener replacement or a system overhaul, not a single part.
Legacy Farms and the 2010s build out. The city doubled in the 2010s, anchored by D.R. Horton’s Legacy Farms master plan and the Villas at Legacy Farms 55 plus community. These homes went up with standard builder grade torsion springs rated for roughly 10,000 cycles. At two to four door cycles a day that is seven to ten years, which puts most of Legacy Farms in its first spring failure window right now. If you bought there between 2014 and 2019 and the door has started sounding heavy or slow, that’s why. When one house on the street breaks a spring, the neighbors are usually close behind.
Wildflower, Westlake Vistas, and the 2020s. Since 2020 the city has added more than 20,000 residents, most of them in Wildflower (Toll Brothers, Lennar, EDGEhomes) and Westlake Vistas (Toll Brothers), with Cole West, Oakwood Homes, and Slate Building active as well. These doors are new, so the calls are new construction problems: tracks that need releveling after the house settles, safety sensors knocked out of alignment, keypads and WiFi openers that were never set up, and dented panels that have to be matched to the builder’s color for the HOA.
