Spanish Fork is about eight minutes from our Springville office down Main Street, and it’s the windiest city we serve. The old town (1900s, 1990s). The grid around Main Street and the ramblers that surround it are on their second or third spring set with original openers at the end of their life. A system overhaul that replaces springs, rollers, and cables together is usually the right call.
The west fields (2005 onward). Most of Spanish Fork’s growth has gone west and south: Legacy Farms, Sky Meadows, High Sky Estates, Eagle Haven, Gage Canyon, Oakridge Cove, and the newer townhome projects like Meadow Creek Ridge and Quiet Valley. The city issued nearly 200 new home permits in 2025 alone. Those homes got builder grade doors with standard cycle springs, and the earlier phases are now in the seven to ten year failure window. When one house on the street breaks a spring, the neighbors follow. The newest streets bring new house calls: tracks that need releveling after settling, sensors out of alignment, keypads never set up.
Shops and acreage. The River Bottoms and the larger lots on the edges of town have detached shops with tall doors on commercial style hardware. We carry it.
