Pleasant Grove grew outward from the bench, so the age of the house, and the door, drops as you head west toward the lake.
The old grid and the bench (1940s, 1980s). The blocks around Main and Center and up toward Grove Creek are the original town: small garages, some detached, with doors that have been resprung more than once and openers added long after the house was built. Battle Creek and Grove Creek canyons open directly onto this side of town, and the east wind that comes out of them is enough to bow a light steel door. Doors up here that flex in a storm need horizontal struts.
Central Pleasant Grove and Manila (1990s, 2000s). The subdivisions between State Street and the bench are the middle ring: two car attached garages, doors on their second set of springs, and original openers at the end of their life. This is the most common Pleasant Grove call, and usually the most straightforward: a system overhaul that gets a 20 year old door quiet and balanced.
West Pleasant Grove (2010s onward). The growth side toward Vineyard and the lake, along Pleasant Grove Boulevard and 2000 West, is builder grade steel doors with standard cycle springs now reaching the seven to ten year failure window. When one house on the street breaks a spring, the neighbors follow.
