Highland is eight minutes from our Lehi office, straight up 4800 West. It’s a city of large lots and large garages, and the doors reflect that: three- and four car garages, wide double doors, and a lot of insulated product. We carry the springs sized for those doors, and same day service is realistic for most calls that come in before early afternoon.

Highland was built mostly from the late 1980s through the 2010s on half acre and up lots, and its garages are among the largest in the county. That changes the repair in three ways.
Weight and sizing. A wide insulated double door weighs far more than a builder grade single, and it needs springs wound for that weight and an opener rated for it. The most common thing we find on a Highland call is a previous repair that put standard springs on a heavy door: the door feels heavy, the opener strains, and the springs fail early. We weigh the door before we spec the spring.
Two ages of doors. The older Highland subdivisions from the late 1980s and 1990s are on their second or third spring set with original openers at the end of their life. The 2000s and 2010s subdivisions, including the streets around Highland Glen and up the bench, are builder grade or semi custom doors now reaching the seven to ten year window on their first springs. Either way, a system overhaul that replaces springs, rollers, and cables together is usually the right call.
Wind. Highland’s north side sits directly below the mouth of American Fork Canyon, and the downslope wind is hard on wide doors. A door that bows in the middle during a storm is stressing its rollers and top section, and wide doors up there get horizontal struts as a rule.
Shops and RV bays. Many Highland lots have a detached shop or an RV height bay with a 12- or 14 foot door. Those use commercial style springs, and we carry them.
