The Ranches and original City Center (2000 to about 2010). Development took off around 2000 to 2001, and most of it was entry level housing built quickly. Those homes are now 15 to 25 years old. Overland and the new build out. Ivory Homes’ Overland community, planned at more than 3,000 homes, is filling the gap between City Center and the Ranches. The earlier Overland phases are now reaching the first spring failure window for builder grade torsion springs, and the whole community sits under an HOA that requires architectural approval for exterior changes, which is why we match single replacement panels to the builder’s color rather than swapping the door. The newest construction, including the Pinnacles development, brings the new house calls: tracks that need releveling after the home settles, safety sensors knocked out of line, and keypads and WiFi openers that were never set up.
Cold. City Center sits in Cedar Valley, cut off from the moderating effect of Utah Lake, and its nights run noticeably colder than the Ranches. Spring steel gets brittle in the cold, and a spring that’s near the end of its cycle life tends to let go on the first subzero morning. If your door has been sounding heavy since fall, a tune up before January is a lot cheaper than an emergency call on a frozen morning.
Wind. The March 2017 windstorm that tore siding off homes here is the reason we ask about wind on every Eagle Mountain call. A garage door that visibly flexes in a storm is one gust from popping its rollers.
