What Breaks in West Valley City: East Side Ramblers, West Side Subdivisions

West Valley City formed in 1980 when Granger, Hunter, Chesterfield, and Redwood incorporated together, and it has nearly doubled since, to about 140,000 people. The 1970s is its biggest building decade, but the city kept growing west through the 1990s and 2000s. For garage doors, that splits the city in two.

The east side (1960s and 1970s). Brick ranch homes in Granger and the older parts of the city, plus the mid century homes in Westshire, often have single car garages or carports, extension springs along the tracks, and openers old enough to have no safety sensors. A torsion conversion, new rollers and cables, and a new opener with battery backup fix most of what we find, for far less than a new door.

The middle of the city (1980s). Split levels and two car garages that are 40 years in. Original doors with loose tracks and cracked hinges are overhaul jobs, and we’ll tell you honestly when a door is past it.

The west side (1990s to now). Planned developments like Brookfield, Copperhill Heights, Meadowlands, and Settlers Point have two and three car garages with builder grade steel doors. The 1990s homes are on their second or third spring set, and the 2000s homes are well past the seven to ten year life of builder springs rated for about 10,000 cycles. When one spring breaks, the other isn’t far behind, so we replace them as a pair. David Weekley Homes and others are still building, and those new doors bring new house calls: tracks, sensors, and keypads.

Wind. The west side sits closer to the Oquirrhs and takes more wind. Wide doors that bow in a storm get horizontal struts.
