What Breaks in Sugar House: Bungalow Garages and Townhome Doors

Most of Sugar House’s single family homes are bungalows, cottages, and Tudors built in the 1910s through the 1930s. Westmoreland Place, for example, is 69 homes built between 1913 and 1952, and its garages sit at the rear of the lots. Around the business district, the last decade has added a large number of condos and townhomes. Almost every call here falls into one of those two groups.

Detached rear garages. These were built for small cars and often for swing or tilt up doors. Openings are frequently not a standard size, headroom is limited, and the framing wasn’t made to carry a ceiling mounted opener. We measure and order sectional doors built to fit, and we use wall mount openers where they make more sense. Many of these garages have no power run to them, so we’ll tell you if you need an electrician first.

Old doors. Wood doors that have swelled, split, or sagged are common. When a door is past saving, an insulated steel door sized to the opening is usually the best repair.

Townhome garages. The newer buildings have tuck under garages with HOA rules. Calls are sensors knocked out of line, keypads and WiFi openers never set up, springs on doors that cycle many times a day, and dented panels that have to match.

Wind. The east side of Sugar House is near the mouth of Parleys Canyon. A door that bows in an east wind is stressing its rollers and top section, and horizontal struts fix most of it.
