What Breaks in Kearns: Postwar Tract Homes and the West Side

Kearns started as Camp Kearns, a World War II Army Air Forces base that opened in 1942 and closed in 1946. Houses went up quickly on the old base’s street layout, and Kearns became one of the first suburbs in Salt Lake County. Building spread west toward 5600 West through the 1970s and 1980s.

Postwar homes (late 1940s and 1950s). These are small ramblers and minimal traditional homes, many nearly identical to their neighbors. Most were built with carports or small garages, and a lot of garages here were added or enclosed later. That means framing, headroom, and opening sizes vary from house to house. We measure before we recommend a door or an opener, and a wall mount opener is often the best fit for a converted carport.

Old openers and extension springs. Doors on these homes frequently run extension springs without safety cables, and openers are often old enough to have no safety sensors. We’ll test yours and tell you plainly if it won’t reverse.

1970s and 1980s homes to the west. The split levels and ramblers toward 5600 West are 40 to 50 years in, with worn tracks, rollers, and hinges. A system overhaul, often with a conversion to torsion springs, is usually the right call.

New doors. When an old wood or thin steel door is done, an insulated steel door sized to the opening makes the garage warmer and quieter, and the opener lasts longer.
