Bluffdale incorporated in 1978 and stayed rural for a long time. Its population more than doubled between 2010 and 2020, and almost half of today’s homes were built in that decade. The city still zones for one and two acre lots and agricultural parcels, so the doors here range from 1970s farmhouse garages to new townhomes.
Acre lots, shops, and barns. Old Bluffdale, Scenic Hills, and custom communities like Ivory’s Palisade Acres have large lots with detached shops, RV bays, and horse barns. Tall and wide doors use heavier springs and often need a commercial style opener. The most common problem we find is a shop door running on springs that were sized for a smaller door: it feels heavy, the opener strains, and the springs fail early. We weigh the door before we spec the spring.
Older homes. About one in ten homes here dates to the 1970s or earlier. Many have extension springs, original tracks, and openers that predate the 1993 federal safety sensor rule. We’ll tell you plainly if the opener has no working photo eyes.
Independence at the Point. This community off Porter Rockwell Boulevard is planned for about 750 single family homes and 555 townhomes. These are new doors, so the calls are new house calls: tracks releveled after settling, sensors realigned, keypads never programmed, and panels matched for the HOA.
Wind. The east side of Bluffdale sits near the Point of the Mountain, one of the best known wind spots in the country. Wide doors there benefit from horizontal struts.
It depends on what failed and on the door. Shop and barn doors use heavier hardware than a standard garage door. We quote it on site before any work starts, and the service call is free when you go ahead with the repair.

Openers made before 1993 often have no safety sensors, which means the door won’t reverse if something is under it. We recommend replacing those, and we’ll show you the difference in person.
